Tenant Fees:

• No Tenant Fees: We do not charge any fees to tenants.

Landlord Fees:

1. Let Only:
   • Fee: 10% + VAT of the first year’s rental.
   • Includes: Marketing the property, conducting accompanied viewings, arranging the inventory, performing tenant checks and referencing, and finalising the tenancy agreement.
2. Deposit Protection:
   • Fee: £75 + VAT (£90).
   • Service: We offer deposit protection to provide landlords with added peace of mind.
3. Letting and Rent Collection:
   • Fee: 12% + VAT.
   • Includes: Letting and monthly rent collection. For ongoing rental collection only, an additional fee of 2% + VAT is applied to each month’s rental.
4. Letting and Full Management:
   • Fee: 15% + VAT.
   • Includes: Full management of the property, which covers all the above services, as well as obtaining quotes for repairs, arranging necessary repairs, and holding the keys throughout the tenancy.
5. Check-Out Fee:
   • Fee: £75 + VAT (£90).
   • Includes: Un-protecting the deposit (where applicable) and arranging for the deposit return to the landlord.
6. Change of Tenant:
   • Fee: Free of charge.
7. Property Licence Administration:
   • Fee: £99 + VAT.
   • Service: Administration for obtaining any required property licences.
